Home watch & property care · East End, Long Island
Your house in the Hamptons, looked after while you’re away.
We hold the spare key, walk the house on schedule, open and close it each season, and turn it over between guests, so the only time you think about it is when you’re pulling into the drive.

What we cover
Five ways we keep
the house in hand.
Most owners combine two or three. A weekend house that sits empty all winter needs a different plan from a summer rental, and we write the checklist around the property you actually have.
- 01
Home watch
Scheduled walkthroughs while the house sits empty. A second home is quiet for most of the year, which is exactly when small problems turn into expensive ones.
When · Weekly or every other week, plus after storms - 02
Seasonal opening & closing
The house is ready when you arrive, and safe when you leave. We handle the spring opening and the fall closing from start to finish: water service, pool and irrigation crews, outdoor furniture, gutters, and winterization.
When · Spring and fall, scheduled around your dates - 03
Rental turnover
Between guests, the house is reset and inspected. For owners who rent by the week, month, or season, we coordinate cleaners and linen service, inspect the house after each departure, document anything damaged or missing, and confirm it is guest-ready before the next check-in..
When · Every changeover, Memorial Day to Labor Day and beyond - 04
Key holding & response
The spare key, in local hands, when it matters. This is where our name comes from.
When · On call year-round - 05
Vendor coordination
Someone local to meet the plumber. We schedule, meet, and supervise the trades your house needs, from boiler service to roof repairs, and report back with photos and invoices.
When · As needed, with an annual maintenance calendar

A year at the house
Four seasons, one key.
Mar – May
01Opening
Water on, systems tested, pool and irrigation crews scheduled, windows washed, and the house aired out before your first weekend.
Jun – Aug
02In season
Rental turnovers between guests, arrival preparation, storm checks, and same-day help when something breaks on a Saturday.
Sep – Nov
03Closing
Outdoor furniture stored, hoses and irrigation blown out, gutters cleared, thermostats set, and the house secured for winter.
Dec – Feb
04Watching
Scheduled walkthroughs, checks after every nor’easter and hard freeze, snow-removal follow-up, and alarm response.
How it works
From first walkthrough to first report.
- 1
Walk the house together
We tour the property with you or your caretaker, noting shut-offs, alarm codes, quirks, and the vendors you already trust.
- 2
Hand over the spare key
Your key is tagged with a code, never an address, and kept in secure custody. We agree a visit schedule and a checklist written for your house.
- 3
Hear from us after every visit
Each visit ends with a dated report and photos: temperatures, water, doors, windows, and anything that needs your decision.
